Welcome to The Compound! This property is located on a dead-end road on one of Orlando’s most well-known private lakes. With the best water quality score in all of central Florida take out a paddleboard and enjoy!
Are you looking for a new home or investment property here in central Florida? We can help you with both. Born and raised, James has lived here all his life and is very plugged into the community. We also can rebate you back a large portion if not all of your stay with us as a thank you!
**The house is listed with 5 bedrooms, the 5th bedroom with 2 queens, we unlock the guest suite if your group is more than 11 people this adds bedroom 5 that has two queen beds. See details under " guest count"**
**The only thing that is shared on the entire property is possibly the volleyball court but our neighbor has used it 2 times in 4 years**

- Your booking allows access to the backyard full-size, AVP certified volleyball court, the backyard is shared (only the volleyball court), the volleyball net is the property line. Please be mindful of the neighbors.

This house features 1 king, 1 queen, 2 floating fulls, and 2 floating twins. One couch folds flat into a memory foam Full bed and then there are two never-go flat firmness adjustable queen air mattresses located in the kid's room.

The entire house is your private space. The backyard is shared with our neighbor.
Additional rules
The backyard amenities are shared with my neighbor that owns the other house within the gates of the Compound so please be respectful, say Hi. Also please try to keep it to a low roar after 10 pm.
Guest count and extra guests rules READ IN FULL
Our pricing is set based on 1-6 people at the home. If at any time there will be more than 6 people at the home for longer than 1 hour, the guest count needs to be adjusted. This is very important for insurance purposes. Guests and sleeping vs staying. Since 6 total people staying at the home do way less wear and tear than a group of 14. It is a small 25$ extra fee per night/guest. If your group is more than 11 people you will get access to the guest suite. It provides 2 queen beds and a private ensuite bathroom and kitchenette. Groups smaller than 11 guests get access to 4 bedrooms and 2.5 bath. The per person charge will automatically cover this but if your group is 10 or under and you need this additional space just send us a message and we can give you a price.
Your lovely pets
We are happy to have you bring your four-legged companions along for your stay with us. We do, however, have a few guidelines to ensure that all of our guests have a relaxing and memorable stay. Our pet fee is $25 per pet for the whole stay. Pets are NOT allowed on furniture, including beds (evidence of pets on beds will result in a $ 200 charge). NO dangerous breeds are allowed no exceptions, unfortunately, they have been excluded insurance-wise. We ask you to let us know in advance that you bring your pet. Please remove all the rugs in the rooms the pet will have access. Please clean up after them. Thank you!

- Pet(s) live on the property
- Security deposit – if you damage the home, this will be taken out of your security deposit and may include additional charges depending on the extent of the damage
- Some spaces are shared – Tikibar, volleyball court, anything in the backyard really, not the pool or back patio. Make some new friends!
- Surveillance or recording devices on property – Video surveillance is located only in the outdoor areas of the property, including Tikibar. This provides security for guests and hosts.
Other things to note
The exterior of the home has 4 cameras covering the gate, driveway, and backyard area. This is how we ensure that people don’t throw parties and trash our house and that you are honest with the guest count. If this bothers you please do not rent our home. We spent years building it and hours and hours a month maintaining it. We do not need people causing problems for our home or the neighborhood. Do not try to cover the cameras! Again if the cameras bother you, rent a different property for your stay.

Guest access
The entire house is your private space it shares a laundry room with the guest suite which could have a different guest in it but both have their own locked doors. The backyard is shared with potential other guests in the suite or my neighbor.

Policies
Cancellation Policy
Full refund for cancellations made within 24 hours of booking, or if the check-in date is at least 14 days away. After that a 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
Deposit Policy
The tenant agrees to pay a security deposit of $500. This will be refunded 72 hours after checkout or when this agreement is terminated. This will be used to cover any damage to the property as necessary.

I know you’ve read it before...but OMG, that shower!!!! My son and I stayed at the guest suite for a week. It was a fantastic home base! We were lucky enough to be able to personally connect with James and his friends and it made our stay that much better! His guest suite is very technologically advanced (and I’m not, lol) but it was very easy to get used to. I felt like spoiled rotten with not needing to use anything but my voice to make things work. It was really cool! Ps...the hammock in the morning by the beach was my favorite! Thanks James and Fabienne for a wonderful time!!! We will 100% be back!

To begin with, James was very responsive and accommodating. My travel plans changes and he was more than willing to take my unscheduled call and allow me to change my arrival and checkin time. James went overboard to ensure that our stay was first class and memorable. After sharing that it was my wife’s birthday weekend, we arrived and were greeted by Bday decorations and a bottle of Bubbly chilling on ice in our room. The compound is schweet! From the tiki bar to the full size volleyball court (with amazing sand, btw) every opportunity to relax and have a ball is there for all takers. Had an amazing, relaxing stay and will recommend and book again.

At first I looked at this place and was like “this is pretty cool” then I got there and was like “holy shit, this place is awesome” My friend tia and I threw a surprise birthday party for our friend Courtney, James opened up his whole house to us and we just had a blast! His house is by far the best place I stayed at. Everything is top notch with James. He takes no shortcuts to having the best of the best! All the way from the volleyball court to the showers in the bathroom. All my friends who came are still talking about this house a week later. Saying we have to go back. James is the best host, he hangs out and really feels like part of the group. Great to talk to and hang out with. Thank you again!! We will be coming back!
